Information for prospective tenants

You find a property - what next ?

A retainer of £100.00 (non-refundable) is payable at the commencement of paperwork, this holds the property from being shown to other prospective tenants for a period of 7 days during which time references are applied for. The retainer of £100 covers our administration/referencing charge and the initial tenancy agreement. Subsequent renewals are charged at £35.25

HOMEfinders administration charge of £100 is based on either a married couple or one individual. If we have to reference an additional person i.e. in the case of sharers, couples unmarried but living together then an additional referencing charge of £25 (non refundable) per additional individual is payable. This also applies if a guarantor is required and referenced.

On receipt of satisfactory references and credit checks, HOMEfinders will prepare the Assured Shorthold Tenancy Agreement and necessary papers for signature.

You will be required to pay the equivalent of 1 calendar month rent which will be held as deposit and 1 calendar month rent in advance. All initial payments to HOMEfinders must be made by cleared funds before the commencement of the tenancy. If payment is by personal cheque you must allow a minimum of 7 working days for clearance. Bankers Draft / Building Society Cheques and Cash are acceptable up to the day prior to commencement.

Your deposit will be held by HOMEfinders as stakeholders in our clients account (no interest is payable on this money). At the end of the tenancy this will be returned within 14 days following an inspection of the property, however this may be subject to deductions for any damages as appropriate.

All applicants over 18 years of age entering into a tenancy will be named on a tenancy agreement (maximum of 4 adults). If one tenant wishes to give notice then he/she gives notice for all joint tenants. Any adult who is not named on the agreement may not reside in the property.

Guarantors will be required for all applicants under the age of 21 and for all tenants in receipt of housing benefit. The guarantor will be referenced and will need to earn approx 3 x the monthly rent that you will be paying. Two separate guarantors are acceptable subject to individual referencing see 2.

Tenants are responsible for Council Tax, Water and Sewerage services, Gas, Electric, Telephone and TV Licence unless otherwise stated. All possessions within the property belonging to the tenant should be insured by the tenant. Please ensure that you notify the utilities prior to occupancy of a property to ensure that you have a supply when moving in. HOMEfinders will not be held responsible for no supply at the commencement of the tenancy.

If you are claiming Housing Benefit please note that you are responsible for meeting the full rent, and although funds may come directly from Housing Benefit any rent shortfall is the responsibility of the tenant to pay calendar monthly in advance by Standing Order. Benefit should be payable directly to HOMEfinders

Should you be in receipt of Housing Benefit and your circumstances change, you must inform ourselves immediately along with the necessary authorities, we cannot be held responsible for benefit overpayments if you do not declare a change in circumstances, which will affect your entitlement.

Rental payments are to be paid on a calendar monthly basis by Standing Order. Tenants are responsible for paying the rent on time and in full.
